Upper Thomson MRT (TE8) is at the doorstep of the development. From there, it is 5 stops to Orchard and 9–11 stops to the CBD and Marina Bay.
School
Thomson Reserve is within 1km of Ai Tong School, one of Singapore’s most sought-after and oversubscribed primary schools. Based on recent P1 registration ballot history, being within 1km is effectively a requirement for general applications (Phase 2C) to have any chance of balloting in.
Land Price Context
The consortium acquired the site at $1,178 psf ppr (harmonized). For comparison, the Lentor Central GLS site — in District 26 (OCR), and 3 MRT stations further from the city — was acquired at $1,278 psf ppr. Thomson Reserve is in the RCR, closer to the city, with an MRT at the door, and on a larger land parcel.
Lentor Modern sub-sales have reached $2,568 psf (non-harmonized), equivalent to approximately $2,722 psf harmonized. Thomson Reserve, with a lower land cost and better location, is expected to be priced attractively relative to that benchmark.
